How this works
The monthly figure is principal and interest (P&I) from the standard EMI formula, plus — if you fill them in — property tax, home insurance, PMI and HOA dues added on top, the way a US-style mortgage statement itemizes them.
Common questions
What's PMI and why might mine be zero?
Private Mortgage Insurance is usually required when your down payment is under 20% of the home's price — if you're putting down 20% or more, you can leave that field at zero.
Does this include property tax by default?
No — property tax, insurance, PMI and HOA all default to zero and only count if you enter them, since they vary enormously by location and aren't part of the loan itself.
